What should be included in the price?

Gas safety and rules
Must the engineer be Gas Safe registered?
Yes, by law for any gas work. Ask for the card, check the front and back for the right categories, and verify the number on the register.
Does a new boiler need Building Control notification?
Yes. A registered engineer notifies it and a compliance certificate is issued to you afterwards. Keep it with your house paperwork.
What do I do if I smell gas?
Turn the supply off at the meter, open windows, avoid switches and naked flames, leave the property if the smell is strong, and call the National Gas Emergency Service on 0800 111 999.
How often does a landlord certificate need renewing?
Every twelve months, covering all gas appliances and flues. It can be renewed up to two months early without shifting the anniversary date.
Choosing a boiler
Combi or system boiler?
One bathroom and strong mains flow suits a combi. Two bathrooms used at once, or a flow rate under about 12 litres a minute, suits a system boiler with a cylinder.
What size boiler do I need?
It follows a heat loss calculation and hot water demand, not floor area. Many Teesside semis need far less output than the appliance they were sold.
Are premium brands worth the money?
Mainly for parts availability and warranty length. The value only materialises if you keep the annual service that the warranty depends on.
Should I consider a heat pump instead?
Worth exploring properly in a well-insulated home with cupboard space and suitable radiators, but not a decision to rush during a breakdown.
