What the law actually requires

Landlords in England have three duties under the Gas Safety (Installation and Use) Regulations: have every gas appliance and flue checked for safety every twelve months by a Gas Safe registered engineer, keep records for two years, and give the tenant a copy of the record within 28 days of the check, or before a new tenant moves in. Pipework and the meter installation form part of the check too, not just the boiler. The certificate is commonly called a CP12 or a gas safety record.

What the engineer checks

Each appliance is tested for gas tightness, correct operating pressure and burner pressure, satisfactory combustion, and safe flue performance, with a flue flow and spillage test where relevant. Ventilation is checked against the appliance requirements, safety devices are proved, and any appliance found unsafe is classified and, with permission, made safe or disconnected. Every result, pass or fail, is recorded on the certificate with the engineer's registration details.

Service and certificate are not the same thing

This trips up a lot of landlords. A safety check confirms an appliance is safe today; a service maintains it so it stays reliable. The check does not include cleaning the heat exchanger or clearing the condensate trap, and skipping servicing while dutifully renewing the certificate is how rental boilers end up failing mid-tenancy. Booking both on the same visit is cheaper than two separate callouts and gives you a maintained appliance as well as a compliant one.

Portfolios and access

For anyone holding several Teesside properties, the practical problems are access and expiry dates, not the check itself. Certificates can be renewed from two months before expiry without losing the original anniversary date, so a whole portfolio can be brought onto one predictable cycle. Give tenants proper notice in writing, offer a couple of time slots, and keep the records somewhere you can produce them quickly, because a missing certificate is the part that costs money.

Frequently asked questions

How much is a landlord gas safety check in Teesside?

£55 to £90 for a typical rental property, with a discount common where a boiler service is booked at the same visit.

How often does a CP12 need renewing?

Every twelve months. It can be renewed up to two months early without shifting the anniversary date, which makes scheduling a portfolio much easier.

Does the certificate cover the cooker and fire as well?

Yes. Every gas appliance the landlord owns in the property is covered, along with the flues and the pipework.

What happens if an appliance fails?

It is classified according to the risk and, with permission, made safe or disconnected. The result is recorded on the certificate and you are told exactly what is needed to bring it back into use.
