Eight signs your boiler is near the end
Repeat repairs, weekly pressure loss, banging or kettling noises, cold radiator bottoms, an age over twelve years and rising bills are the reliable signs. The decision rule: repair if the cost is under a third of a replacement and the boiler is under eight years old.
Boilers rarely die without warning. They tell you for a season or two first, usually in ways that are easy to explain away. Here are the signs worth taking seriously, and the arithmetic that turns them into a decision.
1. The second repair in eighteen months
One failure is bad luck. Two in a short window means components are reaching the end together, and the third is already on its way. At that point every repair is a payment towards an appliance you will replace anyway.
2. Weekly pressure top-ups
A sealed system should hold pressure for months. Topping up every week means water is leaving somewhere: a radiator valve, a joint under a floor, a failed expansion vessel or a pressure relief valve quietly discharging outside. Worth diagnosing regardless, and often the point where an old boiler's internal seals are the culprit.
3. Kettling, banging or gurgling
Kettling is limescale or sludge on the heat exchanger causing water to boil locally. It stresses the appliance, wastes gas and gets worse. On a newer boiler it justifies a flush; on an old one it is often the beginning of the end.
4. Radiators cold at the bottom
Sludge settling in the radiators means it is circulating through the boiler too. Left alone it blocks the heat exchanger and kills pumps. A flush plus a magnetic filter fixes the system; whether the boiler is worth keeping depends on its age.
5. It is over twelve years old
Most gas boilers are designed for ten to fifteen years of service. Past twelve, spare parts start disappearing from stock, efficiency has drifted, and there is no warranty to fall back on. Age alone is not a reason to replace a well-behaved boiler, but it changes every repair decision.
6. The bill is climbing without the usage
A fouled heat exchanger, an over-rated gas setting or a system full of sludge all cost money quietly. If the heating runs the same hours as last year and costs noticeably more, the system is working harder than it should.
7. Lockouts and fault codes becoming routine
An occasional lockout after a hard frost is normal. A boiler that needs resetting weekly is not, and the underlying cause, usually ignition, sensing or condensate, is worth diagnosing before winter rather than during it.
8. Parts are on extended lead times
When an engineer says a component is a week away, that is a preview of every future breakdown. Availability matters more than efficiency figures when the house is cold.
The decision rule
Under eight years old and the repair costs less than a third of a replacement: repair. Between eight and twelve: repair small faults, replace for major components. Over twelve with a heat exchanger, gas valve or circuit board fault: replace, and do it before the coldest week of the year rather than during it.
